Extremely panoramic farmhouse in the Cerqueto area, a 14th-century "castrum" on a high hill accessible from Baiano di Spoleto.
The property has a total of 770 square meters of usable space, effectively constituting a large portion of the entire village, with a spacious private courtyard and the remains of a medieval chapel.
Included in the sale are 5.6 hectares of land, partly wooded/arable, not contiguous—ideal for a hospitality facility or for subdivision into multiple residential units.
Currently, the farmhouse needs to be completed with work on systems, finishes, and fixtures, but it retains a very solid structure made entirely of original stone, with wooden beam floors, fully respecting the original style.
Don’t miss this opportunity if you enjoy savoring the atmosphere of untouched nature in total relaxation among the hills overlooking the Spoleto valley. The location is also suitable for forest excursions and exploring trails that can be walked or ridden on horseback or in mountain bike.
HISTORICAL NOTES ON THE VILLAGE OF CERQUETO
Cerqueto is an ancient “castrum” dating back to the 14th century, located in the territory of the Terre Arnolfe, on a high hill, halfway between Spoleto and Acquasparta. It can be reached from the old route known as the “sheep’s path,” once traveled by shepherds guiding their flocks along the transhumance trails to the Maremma.
One leaves the road at Baiano to climb the heights leading to Meggiana and Montelirossi. From there, the asphalt ends and an approximately 2-kilometer-long dirt mule track begins, which, not without some difficulty, leads to the small village, its silhouette suddenly appearing around a bend, resembling an ancient nativity scene nestled in the genuine green of Umbria.
Cerqueto was first recorded as a castle in the 1361 list with 5 “fires” (households). In a later list from 1490, it is no longer mentioned, indicating that it had already been reduced to an open villa.
