Houses in Umbria are sought after by a diverse clientele, a trend that is driving the real estate sector after a long dormancy, thanks also to the demand coming from abroad, which in 2025 reached almost 15% of real estate transactions in the region, putting it on par with the more renowned Tuscany.
The foreign buyer, however, has become more demanding and asks to be guided through the process from choosing to closing; moreover, unlike in the past when the Umbrian real estate market abroad was dominated by a small circle from the US and Germany, today the potential foreign buyer comes from other nationalities. The demand for properties in Umbria outside Italy has grown exponentially, especially in the Czech Republic (+96.7%), but according to a recent survey by Gate-Away, the largest real estate portal aimed at foreigners, investors are also emerging from India (+52.3%), Greece (49.4%), Spain (+43.4%), Argentina (+35%) and Brazil (31%). A sign that something is moving to revive a sector hit hard by Covid and, even before that, by the 2008 bubble, whose repercussions are still being felt today. Who doesn’t remember the tsunami of unpaid mortgages in the US that shook the foundations of the global credit sector, effectively causing an unprecedented tightening in liquidity from banks? A wound that froze the real estate market for years and still can’t be said to be fully healed. Foreigners fall in love with the historic village. If the real estate market in the green heart of Italy is showing signs of recovery, though still far from the levels seen at the dawn of the new millennium, it’s mainly due to a fortunate convergence of several factors, combining prices significantly lower compared to neighboring regions (Tuscany, Lazio, Emilia Romagna) with the quality of the offerings focused on property.
